How a reviewer reads a construction drawing set

A reviewer does not read a permit set like a homeowner reads a floor plan. The reviewer follows the project across sheets, compares repeated facts, and tests whether the drawings contain enough information to verify code compliance. A polished rendering can still be unreviewable if dimensions, assemblies, loads, or connections are missing. The goal is not to make the set look architectural; it is to make every approval question traceable to a drawing, calculation, specification, or accepted product document.

Scope and sheet coordination

The project description, application, site plan, floor plans, elevations, sections, and structural sheets must describe the same work. Reviewers commonly compare overall width, length, height, area, use, number of stories, openings, and location. If one sheet shows a 20-by-24-foot garage and another shows 22 by 24, staff cannot safely assume which version is intended. A coordinated title block, sheet index, revision date, and clouded change help the reviewer identify the controlling set.

Existing versus proposed conditions

Addition and remodeling plans should clearly separate what remains, what is removed, and what is new. This matters because existing construction may be allowed to remain while new work must satisfy current requirements, and because a reviewer needs to understand how loads, fire separation, egress, utilities, and weather protection cross the connection. Demolition notes alone are rarely enough when the final condition depends on an existing wall, beam, foundation, or opening.

Dimensions, elevations, and reference points

A dimension is useful only when its endpoints and datum are clear. Plans usually need overall and component dimensions, while elevations and sections establish grade, floor, plate, ceiling, roof, and total height. The zoning reviewer may measure height differently from the building reviewer, so the drawing should identify the reference used instead of presenting one unexplained number. Critical clearances, stair geometry, room sizes, and opening dimensions should be shown where they are reviewed rather than inferred from scale.

Assemblies and load path

Structural review follows loads from roof and floor members through beams, headers, posts, walls, anchors, footings, and soil. Architectural sheets identify the layout, but sections and details explain how the pieces connect. Prescriptive tables, truss packages, connector schedules, manufacturer engineering, or project-specific calculations may supply information that the plan set does not repeat. Those documents need to match the member sizes, spans, reactions, materials, and site design conditions shown elsewhere.

Life safety, energy, and trade coordination

Room use, exits, emergency escape openings, smoke and carbon-monoxide alarms, fire separation, insulation, ventilation, equipment, fixtures, and service changes can trigger separate reviews. A plan that focuses only on framing may still be incomplete for the permit being requested. The drawings should show which systems are in scope and coordinate their penetrations, clearances, access, and inspections so one approved detail does not conflict with another discipline.

Before design is finalized

Collect the property base, zoning constraints, adopted-code information, AHJ checklist, product selections, and known existing conditions. At first submittal

Keep a copy of exactly what was submitted; otherwise the team cannot reliably determine whether a later comment refers to the current sheet or an older version sent by email.

During corrections and construction

Answer every comment in a response letter, identify the sheet and detail where the change appears, and submit a complete coordinated replacement set when the AHJ requires one. After approval, distribute the stamped set to the field and route material design changes back through the appropriate revision process. Inspectors generally verify the approved documents, not the unsubmitted sketch or supplier substitution that arrived after issuance.
