Why deck ledger matters in a permit file

A deck ledger transfers loads from an attached deck into the existing building. Its safety depends on the house framing, sheathing, veneer, flashing, fastener type, spacing, edge distance, lateral connections, and water management; bolting a board to whatever is visible is not an approved design.

  1. Existing-building investigation

    The designer verifies rim or band joist, floor framing, foundation, sheathing, siding or veneer, utilities, and whether the building can receive an attached ledger.

  2. Attachment design

    Ledger size, flashing, fasteners, spacing, stagger, clearance, lateral-load connections, joist hangers, and prohibited conditions are documented.

  3. Plan review

    The attachment is checked against prescriptive tables, product listings, or engineering and coordinated with the overall deck load path.

  4. Framing inspection

    Ledger, flashing, fasteners, hangers, lateral connections, bearing, and existing conditions remain visible for verification.
