The short answer
There is no universal shed-size exemption. Your city, village, town, township, or county may use one size threshold for a building permit and a different process for zoning approval. Even a permit-exempt shed can still be restricted by setbacks, easements, lot coverage, height, accessory-building count, floodplain rules, private well or septic areas, and recorded covenants.
What we check
Confirm how the local authority classifies the structure and whether its floor area, height, construction method, or permanent placement triggers a building permit. Do not rely on a retailer's generic size chart.
Check the zoning district, required side and rear setbacks, corner-lot rules, separation from the house or other structures, accessory-building count, maximum height, and whether front-yard placement is prohibited.
The application may need a plat of survey or a site plan showing property lines, existing buildings, the proposed shed, dimensions, distances, easements, utilities, driveways, and lot-coverage calculations.
A gravel base, skids, piers, slab, thickened edge, frost-depth footing, or earth-anchor system may be accepted depending on the shed and local rules. Reviewers may ask for anchoring and uplift details even when a full foundation is not required.
Provide the shed size, wall and roof construction, floor framing, door and window locations, overall height, materials, and anchoring method. Prefabricated sheds may need manufacturer specifications or installation drawings.
Recorded utility or preservation easements can block placement. Floodplain, drainage, private well, septic tank, and septic-field locations may add another approval or require the shed to move.
Storage is different from a workshop, office, sleeping space, or accessory dwelling unit. Electricity, plumbing, heating, air conditioning, or a change to habitable use can trigger separate trade permits and stricter building-code review.
Process
A building-permit exemption usually answers only one question: whether the building department needs to review the structure. Zoning placement, easements, floodplain limits, private well and septic separation, lot coverage, use restrictions, and private covenants can still apply. Illinois shed permitting is primarily local. A municipality or county may publish separate accessory-structure rules for building review, zoning placement, site plans, foundation or anchoring details, contractor registration, and inspections.
