Footings spread building loads into soil, while the foundation transfers and supports the structure above. Permit documents must show a complete load path suited to local frost, soil, wind, geometry, and use—not merely label a line 'foundation.'

Where it appears in the permit process

  1. Design basis

    The designer establishes loads, soil assumptions, frost depth, bearing, foundation type, drainage, and the relationship to existing construction.

  2. Structural review

    Plans are checked for dimensions, depth, reinforcement, concrete or masonry, connections, anchors, slabs, and special engineering.

  3. Excavation and form inspection

    The AHJ may inspect soil, depth, width, reinforcement, forms, utilities, and setbacks before concrete is placed.

  4. Foundation completion

    Waterproofing, drainage, backfill, anchors, slab preparation, and as-built location may be verified before framing proceeds.

  • Submitting a floor plan without a matching foundation plan

  • Pouring concrete before the required inspection
  • Changing building dimensions or post locations without updating the load path
